VOTING BALLOT

As the authorized owner’s representative, you are voting “Yes” or “No” for each of the following and agree to abide by the outcome of this vote. Clear Enterprise By-laws requires a majority vote tally. For item “A” the majority of 8 owners will constitute a pass or failed vote.

The balance of the items in the ballot will be determinized by the decision of Item “A” either counting 8 owners at 12.5% voting right, or by counting 10-units for a 10% each voting right.

A – VOTING PERCENTAGES:

I agree to change the Schedule A-2 of Declaration to be amended to reflect 10 actual units as proposed in Item #1 as follows:

AS AMENDED

            Each unit in Clear Enterprises Business Condominiums is designated on the

Condominium plans and in the condominium instruments by a number (for example,

Unit 1.)

B – VOTE FOR THE CONSTRUCTION PROJECT LISTED:

-Siding 3 sides with 2 style siding

-Roof

-Nathanial Street Side – Windows and doors

-Ice dam protection

-Parking lot line stripping

-Utility room shed weather protection

-Nathanial Street side – Building lighting

C- ITEM #2 DUES:

I agree to 4% annual dues increases every January 1^st starting January 1, 2027

D – ITEM #3 LATE FEES:

I agree after the 10^th of each month a 5% late fee be added to any past due amount of dues or assessments

E – ITEM #3 ASSESSMENT:

I agree to 5 years of assessments as proposed

F – VOTE:

I agree to eliminate By-law 4.10 requiring the Condo Association to provide a “Resale Certificate” and improve the By-law language to require all Condo fees and assessment payments be current and language to include any new owner is responsible for any balance owed for assessments.

G – VOTE:

I agree to abide by all Rules ad Regulations reminder listed above in topic #6

H – VOTE:

I vote for Normand J. Laliberte to continue as President

I – VOTE:

I agree to elect Noah Kores as Vice President (partner at the law firm)
