- The Insurance we require is COMMERCIAL LIABILITY INSURANCE. We do not require Renter's Insurance, or Business Insurance.
- TENANT REFERRAL PROGRAM: Once you become our tenant, you get a $200 discount on your rent for every successful referral.
STEP 1: Fill out an application online at https://www.focusspaces.com/leasing
STEP 2: We will draft a lease with the information provided on the application and email it to you for your review.
STEP 3: Once you're done reviewing the lease and decide to move forward, you can sign the lease - it will be sent as a signable document. If you have questions or comments regarding the lease, reach out to us. After that, we will run a soft pull background check that costs $39.99. Once we review your background check we will let you know our decision. If we decide we are not a good match, the lease will be null and void.
We will email the lease via Adobe Acrobat Sign from the email admin@doverbenedictgroup.com to collect your signature. Tenant and Landlord sign the lease electronically.
You will be required to provide the following documents before moving in:
- Your government issued ID (you will have a field to upload it to the lease contract)
- Proof of Commercial Liability Insurance in the form of a COI. We DO NOT require Renter's or Business Insurance.
- After you sign the lease and do the background check, we will setup a payment account on RentRedi for the deposit and rent payments. You can either download the app to your phone or use the online portal to make payments. You will need to use the same email provided on your application to be connected to your unit. Once you're connected to your unit, you will be able to use a bank account or a credit card to pay your deposit and rent every month. We advise you to use a bank account to make payments because the fee is only $1 per transaction. For credit card transactions the fee is 3.1% plus $0.30.

- A property manager will meet you on move-in day to make sure you have everything you need to get settled. They will go over the location of common areas, dumpsters and mailboxes. They will also show you how to use the intercom system, thermostats and digital locks.
